How to Cut Your Rental Move-In Costs in Japan
Move-in costs in Japan typically run 4.5–6 months of rent — deposit, key money, agency fee, advance rent, guarantor, fire insurance and more. With the right listing and timing you can shave 1–2 months off. Here are 8 practical tactics for foreign residents.
1. Choose a zero-reikin (no key money) listing
Key money (reikin) is a non-refundable gift to the landlord — one month of rent gone. Filtering for reikin = 0 listings immediately saves a month. Common for older buildings and in the off-season.
2. Use a half / no-commission agency
The legal cap on the agency fee is one month + tax, but some agencies advertise half or zero commission. The same property is often listed by several agencies — apply through the cheapest.
3. Move in the off-season (April–summer, Nov–Dec)
January–March is peak season with stiff terms. In the off-season, landlords are keener to fill vacancies, so zero-reikin and free-rent deals are easier to negotiate.
4. Look for free-rent (free period) deals
“Free rent” waives 1–2 months of rent after move-in, effectively cutting your upfront cash. Watch for short-term cancellation penalties if you might leave early.
5. Review fire insurance and optional add-ons
The agency’s fire insurance (~20,000 JPY) can sometimes be replaced with a cheaper policy (from ~4,000 JPY/year). Optional “disinfection” fees can often be declined — check each line of the quote.
6. Time your move-in date
Moving in near month-end keeps the prorated first-month rent small. Moving in early means prorated + advance rent ≈ two months at once.
7. Get multiple moving quotes
Moving fees vary 2–3× by company and timing. Compare 3+ movers, pick a weekday/afternoon/flex slot, and reduce your load by disposing of unneeded items first.
8. Pay by credit card for points
If the agency accepts cards, even 1% cashback on a large initial payment is worth a few thousand yen. Pay in full — avoid installment fees. Confirm card acceptance before applying.
